Tier One - Hot leads, zero to sixty days out. These people need to hear from you two to three times per week. Mix your channels: a personal text, a phone call, a specific property alert. This is not the time for automation to carry the weight. You are in the game right now.

Tier Two - Warm leads, two to six months out. Weekly touches work here. Send them something genuinely useful - a neighborhood market snapshot, a 'homes that just hit your criteria' update, a relevant article. The Five Touches That Actually Work in 2026

The 'Thought of you' text. Short, personal, zero pressure. 'Hey, just saw a property that matches what you described - want me to send it over?' That is it. Five seconds to send, potentially fifty thousand dollars in commission to earn.

The hyper-local video. Pull out your phone, walk a block in their target neighborhood, talk for sixty seconds about what is happening there - a new restaurant opening, a school rating update, a micro-market shift. Send it directly. This positions you as the local expert they cannot afford to replace.

The honest market update. Not a corporate flyer. A real, plain-language summary of what is happening with prices, inventory, and rates in their specific area. Write it like you are texting a friend. People can smell canned content from a mile away.

The milestone check-in. If your lead mentioned they were waiting on something - a lease ending, a promotion, a school year finishing - put that date in your calendar and reach out right around that time. 'Hey, I think your lease is wrapping up soon - where are you in your thinking?' That kind of memory is worth its weight in referrals.

The value-add forward. Send them something with zero agenda attached - a great article about home inspection mistakes, a local event in their target neighborhood, a tip about moving with pets if they mentioned they have animals. No ask. No pitch. Just generosity. It builds a relationship account that you can draw from when it is time to have the real conversation.

The Mindset Shift That Changes Everything

Here is what I want you to carry with you after you close this post. Follow-up is not pestering people. It is serving them. When you reframe it that way, the resistance drops.
